We do use subcontractors for much of the work we do. Some of the subcontractors we work with have worked with us for several years and others that more recently have started working with us come highly recommended and have proven to us that they share our values as a firm. They are all licensed and insured and we thoroughly vet their businesses.
During our initial consultation with you, we will discuss the expected duration of your project. Once we have a complete understanding of all the elements, we can generate an expected time table of construction from demolition or ground breaking, to completion. The key to finishing your project in a timely manner is to know as many of the variables as possible beforehand and have materials ready and accessible.
After the job is awarded, we will give you a planned schedule which we can accomplish. We use a software called JobTread which is free to our clients, very user friendly, and a great way to track the progress of your project. Our project manager will communicate the status of your job daily. Our goal is to answer your questions before you have to ask them.
Projects vary widely depending on your needs and desired investment. We visit with you to better understand your project needs and provide you with our perspective to help you make informed decisions that will best be suited for your vision. We take into consideration different elements including site conditions, cost and availability of products, and environmental impact to name a few.
We understand that every item on every wish list can’t always be achieved, but our goal is to make sure when the project is complete, you are happy with every decision that was made and are excited to enjoy your new space.
Our conceptual budgets include an introductory phone call and review of potential work. We will provide a ballpark dollar figure that is based on completed and in progress jobs of similar scope within the past 30-90 days. This is not a specific amount nor is it contractual. It is used to discover if the conceptual budget matches your expectations and is a good fit for us as well.
Contractors should at minimum, carry comprehensive general liability insurance (CGL). You should require proof of insurance before allowing any contractor to begin work on your property for your protection and the protection of your property. If you are working with a licensed general contractor that is subcontracting work, they are responsible for verifying the subcontractors are also covered with CGL and sometimes workman’s comprehensive insurance. We provide you with proof of our General Contractors License Number and our General Liability Policy before we begin work at your home at your request.
Construction can get very messy. It can also be loud and disruptive. Dirt and dust are commonplace whether performing new construction or a remodeling project. However, we respect your property like we do our own by laying down clean tarps as needed as well as putting up temporary plastic walls to contain dust when possible. We clean the workspace and traffic areas daily so that our site is tidy.
